The decline in sales of apartments on the secondary market resulted in a reduction in the price per square meter in November in Warsaw, Kraków, Poznań and the Silesian agglomeration – according to a report by GetHome.pl. In the Tricity, the average maintained the level from October, and in Łódź and Wrocław it increased slightly.
As indicated in the report, on the one hand, in most metropolises the offer is growing, but on the other hand, there is still no recovery in demand. In November this year the average price per square meter of used apartments decreased by 1%. In Warsaw (up to approx. PLN 18.3 thousand/sq m), Krakow (PLN 17.4 thousand/sq m), Poznań (PLN 11.9 thousand/sq m) and in cities Upper Silesian-Zagłębie Metropolis (PLN 8.8 thousand/sq m). The average price increased by 1%. In Łódź (up to PLN 8.6 thousand/sq m) i Wrocław (PLN 14.6 thousand/sq m). However, it has not changed Tricity (PLN 15.8 thousand/sq m).
The effect of increasing supply
In the opinion of GetHome.pl experts, second-hand apartments are overpriced may be the result of growing supply also on the primary market. Developers began to attract customers by offering them various types of bonuses. Data from BIG DATA RynekPierwotny.pl show that in November the offer of new apartments in Warsaw increased by 3%. to nearly 15.7 thousand premises. In turn, on the secondary market, the number of unique offers – according to data from the real estate portal search engine Adradar – increased from 19.4 thousand. up to 20 thousand premises, i.e. also by 3%. As indicated in the report, this shows that competition on the Warsaw market is very high.
In November, the number of unique apartment offers on the secondary market also increased Wrocław (11.1 thousand premises), Łódź (5.6 thousand), Poznań (4.1 thousand) i Tricity (9.1 thousand). The offer has only shrunk in Krakow (9.8 thousand premises), and did not change in Katowice (2.3 thousand).
Adradar data shows that at the end of November there were approximately 158,000 posts posted throughout the country. unique apartment sales offers, which is slightly more than in October (157.5 thousand). However, since December last year, their number has increased by 28%.
In November, 32,500 were withdrawn from the secondary market. offers, i.e. by 18 percent less than a month earlier. In the opinion of the report's authors, this may indicate a decline in demand for second-hand apartments. However, as they added, this cannot be stated unambiguously, because the sellers may have withdrawn some of the premises due to the lack of buyers. On the other hand, 33,000 appeared on the secondary market. apartments, i.e. by 11 percent less than a month earlier.
Leader in price increases
Since the beginning of the year, it has been the leader in apartment price increases on the secondary market Upper Silesian-Zagłębie Metropolis (+13%). He came in second place Wrocławwhere second-hand apartments increased in price by an average of 8% during this time. In third place, with 6 percent. the price per square meter increased Łódź. In turn, in Warsaw, Kraków, Tricity and Poznań used apartments have increased in price by approximately 5% on average since the beginning of the year.
In Warsaw, Kraków and Tricity, the average price per square meter of apartments on the secondary and primary markets increased by the same amount. In Wrocław, Łódź and Poznań, second-hand apartments became less expensive than new ones. However, in the cities of the Upper Silesian-Zagłębie Metropolis, the average price per square meter of used apartments increased much more.
“In this (the last – ed.) case, we are dealing with a quite rapid change in the price structure of apartments on the secondary market. This happens when a large pool of new, and therefore expensive, apartments enter the market, and at the same time, the cheapest ones are decreasing,” Marek pointed out Great from GetHome.pl. The authors of the report indicated that the prices of second-hand apartments in Upper Silesian-Zagłębie Metropolis and Łódź they are still among the cheapest of all metropolises. This is due to the fact that the offer there includes a large share of apartments in old blocks of flats and tenement houses. Still in two metropolises – in Warsaw and Krakow – the average price per square meter on the secondary market is higher than on the primary market.
