The largest advertising portals in Poland are currently filled with offers for sale of apartments “under construction”, and the number of these offers is constantly growing. This is largely the result of the government's #NaStart program, and specifically the lack of decision on what to do next with this government support.
From the data of advertising portals OLX and Otodom as of September 27, the total number of apartments for sale in cities such as Warsaw, Kraków, Wrocław, Gdańsk, Poznań and Łódź is 88,163. This is an increase of as many as 34,440 apartments compared to the same period last year.
The sum of all apartments for sale on advertising portals is 218,065 in the largest Polish cities. This is an increase of 57,853 premises during the year. Łukasz Sroczyński, a loan broker from Poznań, says in an interview with Next.gazeta.pl that some of the advertisements are probably duplicates, because they have always been like that, but they are still of great value. For example, the offer to purchase apartments in Warsaw (26,320) is currently only slightly lower than the highest result in history from November 2020 (26,560). In Łódź, however, the number of sales offers in advertisements broke the record set at the end of July this year. Then there were 10,773 of them, and currently there are 11,205.
She showed up a few days ago informationthat the funds from government program #NaStart will be redirected to support flood victims. They are to be used to rebuild damaged areas and support housing construction for people affected by the flood. However, the Minister of Development and Technology Krzysztof Paszyk previously emphasized that funds for social housing, including #NaStart, are included in next year's budget. There is still no final decision on whether the program will start in January next year. “The Ministry of Development and Technology announces that the money from the planned subsidies for developers (#nastart) will go to help flood victims… so the number of real estate sales announcements is increasing. new ATH. – Łukasz Sroczyński tells us. He adds that this is related to the uncertainty “whether there will be a government program #NaStart”. – I have clients who are holding off on the decision whether to pay these subsidies loans will they come in or not. The situation is the same with sellers. Their prices are high because they are still living with the prices from a year ago, when it was “Safe”. Credit 2 percent” and they calculate: OK, but when #NaStart comes, then it will start. If there are no subsidies from January 2025, some people will fold and lower these prices – he explains.
As he emphasizes, currently apartments are “hanging” for sale for several months and more are being added. – A friend of mine who has an office says that she hasn't had such a database of properties for sale for a long time – Łukasz Sroczyński tells us and adds that “there are really few transactions.”
It has always been smooth – some came, others sold, and now they just keep coming. There is a waiting period, some people hold off because they hope to qualify for the government program, but sellers do the same. If #NaStart starts, they will find people willing to buy apartments at the price they want today in January or February.
