In September this year, average apartment prices increased in 9 out of 16 largest Polish cities – according to the Apartment Price Barometer published by the website paĆofert.pl. According to experts, prices on the real estate market are stable and the changes result mainly from changes in the structure of the offer.
“New projects introduced to the market by developers in September have increased the average prices per square meter of new apartments in most cities in Poland. The largest increase in the average price was recorded in Kielce (+7.0%), KrakĂłw (+4.3%), WrocĆaw (+2.1%), Gdynia (+0.9%) and PoznaĆ (+0.2%). ), where projects in more expensive locations were put on sale,” the report said.
“It was similar in large agglomerations – KrakĂłw (excluding KrakĂłw: +2.5%), Tricity (excluding Tricity: +1.5%) and Silesia (excluding Katowice, ChorzĂłw, Gliwice and other cities with county rights: +1 “0 percent),” analysts add.
In turn, price increases in ToruĆ (+1.0%) and in Bydgoszcz (+0.3%) – as it was added – were caused by the fact that cheaper apartments were sold, i.e. the average price per square meter of the entire offer – excluding those sold cheaper premises – increased.
Stabilization on the real estate market
In Szczecin, Radom and in the PoznaĆ (except PoznaĆ) and WrocĆaw (except WrocĆaw) agglomerations, the average price of a square meter of an apartment almost did not change (changes within 0.1%).
“In Lublin (-1.4%), ĆĂłdĆș (-1.1%), RzeszĂłw (- 0.9%), GdaĆsk (- 0.6%) and in the Warsaw agglomeration (- 0.2 percent excluding Warsaw) where a decline in the average price per square meter was recorded, the main reason for this decline was the new offer at lower prices,” it was written.
– The general conclusion is therefore as follows: prices are stable, and changes result almost exclusively from changes in the structure of the offer – said Robert Chojnacki, founder of the website Tabaofert .pl.
He added that there are no price drops on the horizonand new investments just introduced to the market are generally more expensive than the offer already available.
The portal's data shows that the nominally most expensive city is currently Warsaw, where the average price per square meter is PLN 17,122/sq m, then KrakĂłw 16,550/sq m. and GdaĆsk PLN 14,603/sq m, a the cheapest of the analyzed cities is Radom – PLN 8,649/sq m.
