Warsaw. Plans for the renovation of Hala Gwardii: a craft brewery, an event zone and a new face of the square

As we reported on tvnwarszawa.pl, the gastronomic offer of Hala Gwardii could be used only until the end of June. The current tenant – CBR Events – has expired the contract and – as the capital city hall explained – the Poviat Building Supervision Inspectorate did not give permission for further use of the hall. The monument needs to be revitalized.

CBR Events is one of the companies that took part in the tender for the project of revitalization and development of Hala Gwardii. On July 12, the current tenant presented his plans for the monument, if the city decided to conclude a contract with him. The project prepared by the company assumes the preservation of the original appearance of the facade and roof of the building, as well as the steel structure exposed inside. It was also ensured that the transformations inside would not result in the loss of the historic value of the building.

– The CBR Events mission as the Guard Hall Operator is to manage it in such a way that in the long term a facility is built in Warsaw with modern market halls such as Mercado da Riberia in Lisbon, London Borough Market, New York Chelsea Market, Lyon Les Halles de Bocuse, Mercado Boqueria in Barcelona, ​​Vitaled Mercado to Balhao in Porto – explained the President of the Management Board of CBR Events, cited in the press release, Robert Baj.

As the company informed, an important element of the project is the development of the square in the vicinity of the hall. Plac Wielopole is to be an attractive space providing comfortable and friendly conditions for physical activity, entertainment, leisure, outdoor events, as well as everyday urban activity.

The square is to be filled with outdoor gastronomic gardens, urban furniture, parking lots for bicycles and scooters, as well as planting greenery along the street and new lighting.

CBR Events wants to develop the space of the hall with a total area of ​​8,000 sqm. sq. m. Inside, there will be a studio and a boxing museum with a projection and cinema room and a stage with an audience. “The new concept also includes a craft brewery, a family celebrations zone, a playroom for the youngest guests, as well as an event zone. Admission to the events would still be free, as was the case with all events organized by CBR Events in Hala Gwardii” – indicated the company.

According to Jakub Leduchowski, the deputy spokesman for the capital city hall, the submission of offers as part of the public-private procedure regarding the Gwardia Hall lasted until July 12, 2023. – One offer was received within the deadline – he emphasized.

– If there are no formal deficiencies or they are removed, we will ask the bidder to submit documents confirming the fulfillment of the conditions of the procedure. If the documents are verified positively, we will invite him to sign a public-private partnership agreement – explained Leduchowski. He also announced that the selection of a private partner is to take place in the fall. – The exact date will depend on i.a. on the degree of completeness of the submitted documentation, or the need to obtain possible explanations. Hala Gwardii is an important place on the map of Warsaw. We want Varsovians to be able to use it again as soon as possible. We will inform you about further decisions as soon as they are taken – emphasized the representative of the city hall.

The tender for the revitalization of the Hala Gwardii building was announced in 2020 in the public-private partnership formula. This means that the future tenant, in exchange for a comprehensive renovation of the historic hall, will have the right to lease this place for 30 years and profit from it.

Officials emphasize that the renovation must take place in accordance with the guidelines of the monument conservator. The contractor is obliged to renew and supplement the preserved details of the façade, e.g. cornices, balustrades and window bands, as well as to preserve all traces of warfare. Conservation guidelines do not allow large-scale and discount trade in this place.
