PKP SA has resumed cooperation with the developer Ghelamco, suspended a decade ago, under which the Gdański Railway Station is to be rebuilt. In addition to the new station building, four office buildings are also planned.
We informed about the cooperation between railway workers and Ghelamco in 2014. Then the developer won the competition for the preparation of the initial concept for the reconstruction of the Gdański Railway Station and the construction of office buildings around it. According to the plan, 10 buildings were to be built, mainly office buildings, although the investor's concept included one building with apartments. Right next to the station, which was to serve as a “modern transport hub”, a hotel or conference center was planned, as well as a large square. Nothing came of these ambitious plans, and the cooperation was discontinued.
Four office buildings and a station
“The PKP Group is returning to the implementation of development projects that were suspended years ago. The main goal of such investments is to create modern, functional urban spaces, combining e.g. business and railway functions. This allows for optimal use of the potential of land owned by PKP SA,” she announced in Friday, PKP SA.
– The properties managed by PKP have enormous potential; many of them – like Warsaw Gdańsk – are located in great locations: city centers, well-connected points. Projects with the participation of external investors are a good direction to properly release this potential – says Andrzej Bułczyński, member of the management board of PKP SA, quoted in the company's announcement.
The concept of land development after resumption of cooperation promises to be more modest than what was declared a decade ago. According to the company, the investment will include the construction of a new Warszawa Gdańska railway station and a complex of four multi-functional commercial buildings with an estimated total area of approx. 100,000 m2. m2. The usable area of the station itself will be approximately 1,900 m2.
“The project is to be divided into five phases. Four of them are the so-called commercial phases. This means that in each of them one building will be built for business purposes. As part of the fifth phase, a new Warszawa Gdańska railway station will be built,” the PKP company said. ARE
The investment in Warsaw Gdańsk will be implemented as part of the so-called development project. As the railway workers explain, this is a formula according to which PKP SA – as the owner of the land – contributes it to the project, and the investment is carried out by Xcity Investment, a company established for this purpose within the PKP group, and an external partner – developer Ghelamco.
Construction of a tunnel for travelers
The railway workers did not provide the estimated costs or start dates of this investment. Meanwhile construction of the second pedestrian tunnel has started at the Warszawa Gdańska stationwhich is intended to facilitate transfers between rail and public transport. At the initial stage, the works forced the closure of platform number 2.
The entrance to the new tunnel from Żoliborz will be built at ul. priest Roman Indrzejczyk, where stairs and an elevator will be built. The facility will run under the entire station and on the southern side will be connected to the existing underground passage near the station building and the metro entrance. There will also be an exit from the tunnel with stairs and an elevator, which will allow travelers to go directly towards ul. Trouble and continue to the shopping mall.
The cost of this investment is PLN 80 million. Construction is scheduled to last until the end of 2025.
When the renovation of the cross-town tunnel, which has been announced for years, begins, long-distance traffic will be transferred to the peripheral line. Then Warszawa Gdańska will take over the function of the main station in the capital.
