Warsaw. The plot on Dobra has not been sold. The City Hall canceled the auction

The fate of the plot at Dobra Street in Powiśle, where the night club used to be located, will remain unresolved. The capital city hall has canceled the property auction scheduled for Wednesday.

As announced in the announcement in the Public Information Bulletin, the oral open tender for the sale of the plot at Dobra 33/35 scheduled for December 1 was canceled “due to the fact that it was filed with the District Court for Warszawa-Śródmieście in Warsaw and with the District Court for Warszawa-Mokotów in In Warsaw by Lloyds sp. Z o. O. Applications concerning the encumbrance of the limited real property right “. In short, it means that the company mentioned in the announcement filed claims regarding this plot.

With questions about why the auction was canceled and what Lloyds’ claims against this property are, we turned to Monika Beuth-Lutyk, a spokeswoman for the capital city hall. We are waiting for answer.

The square has been empty for years

A dozen or so years ago, the most important club basin of the capital operated here. Philosophical Cafeteria, Black Lion, Duna and Aurora meant that in the backyard of Dobra 33/35 the party lasted almost continuously, at least on weekends. In 2009, the buildings were consumed by a fire.

Today, the free square is adjacent not only to old tenement houses, but also to modern apartment buildings, and recently with a commercial complex in the former Powiśle Power Plant. When the city terminated contracts with clubs, it seemed that Dobra would find a buyer quickly, especially since the plot was praised at the Cannes real estate fair as ready for development.

However, this did not happen – when the new district with the University of Warsaw Library and the Copernicus Science Center was growing around, the wind was blowing on the plot on the corner of Dobra and Zajęcza. First, it turned out that the ownership situation of the land was unclear, and its tidying up proved to be a task for years.

The starting price is PLN 30 million

In April 2021, the former vice-president of Warsaw responsible for real estate, Robert Soszyński, finally signed an order to put the plot up for sale. Its starting price was set at PLN 30 million, which is PLN 14,000 per square meter.

There is no approved local spatial development plan for the area where the plot is located. Determining the method and possibilities of the plot development will therefore take place by way of a decision on development conditions. The zoning study indicates that the residential function should predominate there, but also services. However, it does not specify, for example, the height of future buildings.
