However, they add, renovation means an investment that automatically increases the value of the property.

Experts moved the costs of renovating a flat with a usable area of ​​45 sq m. Cost analysis is based on the calculations of the KB.pl portal and contains a quota division into individual rooms with a specific area: Salon 15 m2, bedroom 10 m2, kitchen 10 m2, bathroom 6 m2 and corridor 4 m2. As they explain, the next part of the costs are tiles on the floor and on the wall. “First, forms the old layer, and then equalizing and arranging a new one – it is a total of over PLN 6,000 – they explain.

PLN, despite the fact that it is a room almost twice smaller. “The final price based on the KB.pl cost estimate is mainly influenced by the work related to the glaze and the work with the water and sewage system. The least expense in the bathroom are lighting (here without sconces) and furniture in the form of a cabinet under the sink, and materials latex paint for painting the ceiling ” – they explain, adding that tiles are the most expensive – over 7,000 PLN for breaking old and the location of new professionals. “Half of this amount are works related to the replacement of water and sewage installation points for the washing machine, sink, shower and toilets,” they say.

As another room, as to the amount of costs, experts indicate salon. “The level of complexity is also much smaller compared to the kitchen or bathroom.” Of course, the quality and cost of its equipment, sofa or bookcase is not without significance. The biggest expenditure will be absorbed by a bed with a mattress (here just over PLN 2,000), the smallest – the location of a decorative wall mural on one of the walls (almost PLN 400 with labor).

– The remuneration of the renovation team is a considerable part of the costs of all renovation. However, it is more profitable to hire professionals immediately to the whole apartment – says Michał Ratajczak, a comparison analyst in Ranekomat.pl. He adds that the use of such services for each renovated room separately involves increasing costs – even by level inflation and with longer waiting times, especially in the spring and summer season, when most tenants decide to renovate – he explains.

As he adds, the costs may increase after the entry into force of the program of subsidies to mortgage to the secondary market. – If the “key to apartment” program enters into force, and this is to take place in the second half of this year, the demand for renovation teams in connection with subsidies for second -hand apartments will increase, which will require new buyers of a thorough renovation.
