It used to be a symbol of the Spanish real estate market. Now it becomes a symbol of how much every apartment is at a golden weight. It is about the estate near Madrid, until recently called the “city of ghosts”. This is where those for whom a flat in the capital is a dream, something completely beyond financial coverage. Already, in the recent “city of ghosts”, there are 70 willing for every premises for rent.
Madrid real estate agencies are very popular and for a reason. – The demand is absurd by greater immigration, but also other factors, and the supply has fallen. Only these two indicators, i.e. demand and supply, make the housing crazy. I think this is the basic good and the government should somehow intervene – he claims Oscar De Miguel, a resident of Madrid.
Prime minister Pedro Sanchez He sent a letter to local government officials, in which he asks for support for his new plan. This assumes an increase in the budget for housing investments to EUR 7 billion in the next 4 years. The premiere needs the support of regions, because they would provide 40 percent of the funds.
– As far as I know, apartments are a problem not only in Madrid, but also in the whole Spain. Madrid is a place of great possibilities, people attract here in search of work, but the ratio of earnings to maintenance costs is not good. It's really hard – says Carmen, a resident of the capital.
According to the Spanish Bank, the housing deficit in the country reached 450,000 premises. The situation in Madrid is serious. The city is growing like Paris or London. People in search of houses move further from the center. Even the housing estate, which was a symbol of the crisis of 2008 and which was overwhelmed in the media, “a city of ghosts”.
– At current rental prices, it is impossible to buy something in Madrid. Prices fired into space. We bought a flat under the city, because we could only afford it – says Nestor Delgado, a resident of Sesena.
From 60 to 70 willing to rent an apartment
The El Quiñón housing estate was to consist of 13,000 apartments, but only five thousand were built until the crash on the real estate market. Some buildings stood empty or even unfinished. In the face of the deficit, despite the lack of good communication with the Madrid Center, people even became interested in this unsuccessful investment from years ago.
– We could not fulfill our dreams of buying a flat in Madrid because of prices. The economic situation there and in Sesenia is quite different – says Katherine Hurtado, a resident of Sesena.
Katherine and her husband moved to Sesena, although, as they say, they left everything in Madrid – from doctors to work. They are doomed to commuting. They hope that the infrastructure will improve. Anyway, there are signs, because construction cranes returned to Sesena. The new investor wants to finish the project from years ago.
– We have a huge demand for rent. We have 60 to 70 willing for each apartment. Everyone has very good references. Every day we accept someone who is interested in renting. We do not even issue ads currently – explains Segis Gomez, a real estate agent from Sesena.
Spanish government versus Airbnb
Soon, as in Madrid, the prices of apartments in Sesena will rise. Unless you can increase the pool of available premises. To this end, the Spanish government ordered the giant in the short -term rental industry, Airbnb, deleting 65,000 apartments from the portal. Their owners were not to meet the government's requirements regarding the provision of information or their license. Short -term rental is also given to the Spaniards in other ways.
– Apartments for tourists are a situation far from the one we would like. Our block was filled with loud people. For seven years, when there was a tourist boom, I regularly have one to three sleepless nights a week – says Alba, a resident of Barcelona.
Alba finally could not stand and left the apartment rented for years. Spaniards, for whom tourism is a significant branch of the economy, are fed up with short -term rental, which they expressed many times during the demonstration. Airbnb responded to the Spanish government that controlling whether the landlords observes local regulations is not her duty.
