The rates for the rental of apartments in February 2025 fell on an average of 0.5 percent in all 17 Polish cities surveyed – according to the rankomat.pl and Rentier.io report. In an annual basis, the rental rate increased in each of the cities – by an average of 6.06 percent.
In February, rental prices increased only in 6 out of 17 tested cities, compared to January. In ten they turned out to be lower. In Warsaw, they remained unchanged – according to the rankomat.pl and Rentier.io report.
On average, in all 17 cities, the rental rates between February and January 2025 fell by 0.5 percent.
Analysts monitor rates in Warsaw, Krakow, Gdańsk, Wrocław, Gdynia, Szczecin, Poznań, Lublin, Rzeszów, Katowice, Łódź, Bydgoszcz, Toruń, Białystok, Radom, Sosnowiec and Częstochowa.
The highest increases and lowest decreases in price for rent in February
According to the report, he increased the rent in February in Boat (by 4.10 percent), v Radom (+2.90 percent) and Wrocław (+1.40 percent).
In turn, among the declines, they were most visible in Częstochowa (-5.40 percent), v Sosnowiec (-5.20 percent) and in Bialystok (-4.30 percent).
“Still Warsaw has the most expensive rental at the level of PLN 78 for 1m2. The next places are occupied by Krakow, Gdańsk and Wrocław, but there is already clearly lower there, because in the range of 64-66 PLN per meter. Gdynia is the highest classified city of non -voivodship, with a rate of PLN 58 per meter of the hired real estate. In Łódź, through record monthly increases, lease prices have already reached a ceiling of PLN 50 per meter. Below this border are only 6 cities, the cheapest of which is Częstochowa (38 PLN/m2) for renting ” – explain the authors of the report.
Compared to last year, only increases
However, comparison of price -on -year price indicates increases in each of the cities studied. On average by 6.06 percent – according to the report.
“The results for individual cities are more surprising. It can be assumed that over the last 12 months the most expensive rental where the rates are one of the lower. And vice versa. As a result The most for a year went to rent in Toruńbecause by as much as 11.34 percent Neighboring for Toruń Bydgoszcz In this respect, it took fourth place with an increase of +9.37 percent. He was more expensive to rent in Boat (+9.38 percent) i Gdynia (9.70 percent). Gdynia is the exception, because the rental rate is from the top shelf ” – the authors of the report calculate.
Cities with lowest increases are: Białystok (+0.18 percent), Częstochowa (+1.07 percent) i Warsaw (+2.85 percent).
– The scale of rental price increases can be interpreted differently for each city. Toruń and Bydgoszcz are becoming more and more attractive cities and even after considerable increases in the rates for renting they are still far from Warsaw. The capital itself with a rate of PLN 78 seems to be able to reach the price ceiling in the near future, unlike the nearby communication boats and Radom, where the rent will continue to grow. Almost 10 % increase in rental in Gdynia can be explained by the location of the city, which has a limited range of growth. In turn, the percentage increase in Częstochowa may result from a low degree of interest in rent in this city, as in Bialystok – comments Anton Bubiel, president of Rentier.io.
Earnings and rental price
Analysts also compared the cost of lease with earnings. “Warsaw is the worst in this respectwhere the rent is consumed by as much as 61 percent. earnings. An equally unfavorable attitude can be observed in Gdańsk, Wrocław and Krakow (57-58 percent). In Szczecin, rental costs consume 55 percent. earnings, as in Gdynia and Poznań, “according to the report.
As the authors add, “in Rzeszów and Łódź for rent, you must allocate half the earnings, and below 50 percent is where both salaries are lower, but also rates for the rental of real estate. The best ratio of rental prices for earnings have Częstochowa and Sosnowiec (41 % each).
At the same time, they point out that “in a much smaller part of the remuneration, the apartment is rent. In February 2025, the median of the cheapest offers, taking into account the rental, amounted to PLN 213 for an annual policy:
