In February 2025, rental prices in large cities increased by 5 percent compared to February 2024 and about 2 percent compared to January 2025 – according to the report rankomat.pl and Rentier.io. Warsaw has the highest flat rental prices, but the fastest increase in rates was recorded in Sosnowiec and Toruń.
“In comparison of periods January 2025, until December 2024, rates for rent went up in 13 out of 17 analyzed cities, and in the others minimal declines were recorded. There are also more ads with the lease of the apartment” – wrote in the report.

Within a month, the number of newly added, unique ads increased by 42 percent.
“The profitability of rental also increased, but minimally, because by 0.1 percentage points and in January 2025 there was an equivalent interest rate on a bank deposit with an interest rate of 6 % increase in profitability. Experts estimated that an increase in profitability is related to rising rental prices while progressing decreases in the sale of apartments.
“In January, new housing rental offers in large cities suddenly arrived. Earlier, in October, November and December, there were fewer and fewer of them from month to month,” the authors of the report informed.
“In January, 26 thousand new, unique ads appeared, and all unique and active were 50.4 thousand, this means an increase of 42 % and 12 %, respectively, compared to December,” – they added. Experts estimate that there are still far away to record levels of over 70,000 active ads in August, September and October 2023.
Where did the prices increase?
“In the case of rental costs, when compared January 2025 until December 2024, we recorded increases in 13 out of 17 tested cities. We observed the highest in Toruń (+5.5 percent) and Sosnowiec (5.4 percent). In 4 cities there were declines – the largest in Katowice (-0.3 percent)” – wrote.
“In turn, in the last 12 months, we have increased the cost of lease in 16 out of 17 tested cities. The most expected was the rental in Sosnowiec and Katowice (+10 %) and Gdynia and Szczecin (by 8 percent). It was cheaper than a year ago only in Radom (-2 percent), and in Częstochowa the rental amount was at the same level as a year ago” – they added.
It was pointed out that Warsaw, Kraków and Gdańsk still have the highest rates for 1m2 of apartment rental (PLN 66-78). The lowest in turn Częstochowa, Radom and Sosnowiec (PLN 40-43).
“It is not yet known how the preparing program of subsidies for mortgage will affect the lease market. Theoretically, it can cause another wave of moving from the hired apartments, and thus a decrease in demand. However, this wave will probably be incomparably less than that caused by the” safe 2 % loan “. The new program is to have different types of restrictions, which will make the number of participants be smaller,” report.
Loan or rental?
The report shows that in Białystok, Warsaw and Katowice the loan installment is more than half higher than the cost of rent.
“However, the biggest difference applies to Krakow (66 percent), where in the case of an apartment of 50 m2 we will pay an average of PLN 3300 per rent, and for the loan installment PLN 5,487. At the opposite pole there is Sosnowiec. There is the amount of rental of an apartment 50 m2 (PLN 2150) is almost identical to the loan installment for such a flat (PLN 2411), and the difference is only 12 percent. January 2025 recorded two pairs of cities: Gdynia and Toruń (47 percent) and Poznań and Gdańsk (42 percent) ” – it was written. In each of the analyzed cities, installments for a mortgage are higher than the rental – by PLN 261 in Sosnowiec, PLN 1072 in Lublin and PLN 2187 in Krakow. This is due to a high level interest rates.
