Three Warsaw skyscrapers may be demolished: Buildings such as Ilmetu, PZU Tower and PEKAO Tower built in the 1990s do not meet modern standards, and their owners are thinking hard about their future. The verdict has already been passed on one case. The fate of the remaining two is still uncertain.
This is the end of a long story: It will start in 2025 demolition of the Ilmet skyscraper in Warsawlocated at Rondo ONZ. The 83-meter-high building from 1997 will be replaced by the new Warsaw One skyscraper. The Skanska company wants to create a real 188-meter colossus with a usable area of 78,000 m2. sq m Most of it will be office space.
The future of the PEKAO Tower and PZU Tower buildings is less certain: The first one has been put up for sale, the transaction is expected in 2025. The new owner may decide to demolish it and build something more modern. After all, this building was built in 1993. The PZU Tower, on the other hand, has been empty for five years. PZU wants to build a 150-meter skyscraper in its place, but the city only agrees to 130 meters. There is an ongoing dispute.
Modernization makes no sense? “Investors will increasingly choose developed plots and undertake slightly more difficult investments related to the demolition or transformation of buildings into other functions, provided that they bring the expected profit. We are talking here about the demolition of buildings, unless it concerns monuments, because reconstruction of an office building or shopping center for the purpose of giving it a new function is often unprofitable” – wrote Piotr Szymoński, director at Walter Herz, a company offering comprehensive services related to the commercial real estate market, in the analysis.
