A preliminary decision was made on the selection of the contractor of the first stage of construction of the new TR Warszawa headquarters. Officials decided on the best price offer, which Warbud made. The first works can start after the holidays.

At the beginning of April, we informed at tvnwarszawa.pl about the fact that three companies are interested in building the TR Warszawa building on Defilad Square, next to the Open Autumn Museum of Modern Art.

The Doraco company proposed that the first stage of the investment will be carried out for less than PLN 70.5 million, the second for 44.4 million, which gives PLN 114.8 million together. The second offer was submitted by the consortium of Unibep SA and Adamietz – PLN 93.3 million (stage I – 57.2 million, stage II – 36 million). The most favorable price was the proposal of Warbud SA – PLN 85.7 million (stage I – 52.6 million, stage II- 33.1 million).

Offers for the second stage are optional, the investor may, but does not have to use them.

“The area for construction is prepared”

The director of TR Warszawa Anna Rochowska told us in a conversation with us that all three submitted offers were attractive and well prepared. – We have chosen one offer, but all procedures have not yet completed. Now there is time for possible appeals. In about a month we will be able to sign a contract and say with whom we are really starting work – she said. – At the moment we chose the Warbud offer – pointed out Rochowska.

Construction works can start in real two or three months of signing the contract. – We are already after archaeological work. The area for construction is prepared – she assured.

Anna Rochowska also pointed out that the decision whether the contracting authority will take advantage of the optional offer for the implementation of the second stage will be made later, after the first.

They will build underground first

The first stage of work concerns the construction of concrete structures at the levels of minus one and minus two, rainwater sewage and insulation. The underground will connect to the already ready access ramp leading to the museum's unloading docks (the designer wanted all technical service to take place underground). The contractor will also have to obtain permission to use them.

The second stage “will cover the building structure from ground to roof.” In this case, it is about concrete poles, walls and ceilings, as well as steel roof trusses.

The first unsuccessful attempt to resolve the tender for the construction of TR Warsaw was made in 2023. The offers amounted to PLN 643 and 787 million, while the town hall planned to allocate a maximum of PLN 281 million for this purpose.

In the next approach, officials decided to divide investments into three stages. This will allow the cost of building a powerful building during the costs of building. There is currently a good economic situation in construction. In the industry it is said that the “ordering market” has come. Such a tendency can be seen, among others for road and communication investments.

Black theater with a room for 700 people

The design of the new headquarters of TR Warszawa, the theater which today occupies the underground of the tenement house at Marszałkowska 8, was established in the New York studio Thomas Phifer and Partners in cooperation with APA Wojciechowski and Buro Happold. The same architects were responsible for the finished MSN building. In contrast to him, TR will have an almost black color and facade with clear vertical divisions.

This layout of buildings has a functional justification: a bright object for daily activities (exhibitions), dark for evening attractions (performances and dinners).

Inside, two theater spaces are provided: a large, for 700 people, on the ground floor, with the possibility of opening to the so -called Central Square (its construction is to be completed in mid -May) from one and the Świętokrzyski Park on the other. And smaller, with 150 places, on the first floor. A restaurant, bistro, information point with ticket offices and a cloakroom are also planned at the bottom. Above there will be studies and rehearsal rooms.
