In the first quarter of 2025, the prices of apartments in Katowice are rising the fastest, and in Warsaw they are falling – according to the rankomat.pl and Rentier.io reports. As stated, declines are visible in both annual and quarterly terms. For a year, the square meter of apartments up to 35 sq m in Sosnowiec (by 18 %), as well as in Gdańsk and Gdynia (7 % each) and Warsaw (by 2 %). Prices of small apartments the most stable
Anton Bubiel, president of Rentier.io, announced that, taking into account the prices of apartments from the secondary and primary market in three area segments, the rates for the last year have changed the rates for a meter of small apartments, by 2.1 percent, of which in 4 out of 17 cities these rates have dropped. Medium and large apartments got up to 6.2 percent everywhere, of which only a decrease in prices was recorded in the 1st city.
“More optimism is brought by the comparison of the first quarter of this year with the last quarter of 2024. In the segment of small apartments up to 35 sq m, the rates fell on average by 0.19 percent, of which in 4 out of 17 recorded cities. Medium apartments, between 35 and 60 sq m, increased by 0.28 % on average, of which we had a lower rate per meter. Large, over 60 sq m, went on an average of 0.53 percent into a quarter, but in as many as 7 out of 17 cities the rate per meter turned out to be lower.

“Although the demand from ordinary persons, i.e. those who need to support themselves, is at an average level. However, investment demand has dropped strongly, i.e. from wealthy people who made purchases for 'cash'. This is due to the fact that the lease market was saturated. New investments of this type began to profit. interest on bank deposits and tax bonds ” – added.
The creators of the report pointed out that in the past some investors also made purchases for quick sales at a higher price. However, prices have grown so hard that the buyers stopped accepting further increases. As a result, investors not only limited demand. Some of them not only stopped buying more properties, but even began to sell their premises, thus increasing supply.
“As for the future, depending on the region it may look very different. In the dynamically developing cities, declines will not be too deep and we will get into a state of stabilization quite quickly. This year, significant reduction of interest rates is expected, and next year, the next year will probably be introduced. In addition, the program of subsidies 'first keys' will be launched from next year.

According to the report, the order of cities in terms of housing prices does not change significantly when they take into account their area.

“In small, up to 35 sq m, the most expensive cities in the first quarter of 2025 were Warsaw, Kraków, Wrocław, Gdańsk, Poznań and Katowice. In each of them for 1 sq m, you had to pay at least PLN 13,000 in medium apartments, over 35 to 60 sq m, Gdynia (PLN 12,285) joined the group of the most expensive cities, PLN in Warsaw.
The authors of the report noticed that the smaller the area of the apartment, the greater the price per square meter and this principle in the first quarter of 2025 concerned 12 out of 17 cities. In Częstochowa, Gdynia and Warsaw, a meter of medium apartment turned out to be the cheapest. Different in Sosnowiec, where among all of the margins it was the average apartments that fell out the most expensive per meter.
According to the report, small apartments up to 35 sq m in the first quarter cost almost 20 thousand. PLN per meter The closest to achieving this price ceiling was Warsaw (PLN 19,188), in the second in the order of Krakow it is clearly less (PLN 17,375), as in Wrocław (PLN 16,100).
“Sosnowiec (PLN 6,440), Częstochowa (PLN 7,552 PLN) and Bydgoszcz (PLN 10,000) turned out to be the cheapest cities with apartments up to 35 sq m. If the extreme rates should be used when buying a 35 m2 apartment, in the most expensive Warsaw it would cost PLN 671,580, and in the cheapest Sosnowiec PLN 225 400, i.e. 33 % of the Warsaw apartment” – added.
It was added that during the year a square meter of medium apartment was most expensive in Katowice, as much as 24 percent. Toruń (10 percent), Bydgoszcz (11 percent) and Rzeszów (12 percent) also recorded significant increases. In Krakow, the rate for 1 sq m has not twitched in the last 12 months, and in Warsaw as the only city fell, by 1 percent. More price drops can be seen between quarters (IV quart. 2024 to 1st quart. 2025). These appeared in Częstochowa, Kraków, Lublin, Poznań, Sosnowiec and again in Warsaw, where they ranged from 1 to 3 percent.
